CCR's

Covenants, Conditions and Restrictions (CCR's) are the governing documents filed for public notice when the development was created.  Additional amendments may be added.   The HOA is granted authority to enforce the CCR's to maintain the integrity of the community.   Property owners should be familiar with the rules and regulations contained in the CCR's which can be downloaded below.

  • Most complaints from residents to the management company deal with the "four P's" :  


  1.  Parking:   Guest parking is very limited and residents are requested to park in their designated garages or carports.  No more than two vehicles per unit are permitted.  You may park trailers, RV's and oversized vehicles on 950 S. but NOT within the private streets of Gardens South.  Vehicles that are not legally licensed or registered, or those not operable may be towed.  Vehicles must park in designated stalls and not on the street
  2. Pets:  Pets are a sensitive topic in a condo project because there is limited open space and no fenced areas for pets to exercise outdoors.  Residents with pets must clean up after their pets and animals must be on lease if taken out of doors.  Be a responsible pet owner.
  3. Pool:   The community pool is a popular amenity and is only for the use of Gardens South residents and their supervised guests.  Children must be accompanied by a responsible adult.  You can obtain a key fob from the management company with deposit.  Please, no food in the pool area and we ask that you return the chairs and lounges under the patio cover when finished.   The pool is usually heated from late March through September.
  4.  People:   Please be considerate and respectful of your neighbors.  No one likes to deal with excessive noise, trash, pet poop, parking issues or inconsiderate neighbors.  Be a wonderful neighbor.

Architectural Control Committee (ACC)

The Architectural Control Committee  are board members or appointed residents tasked with preserving the appearance of the community.   Any modifications to the exterior of any building, roof, deck, landscaping or other common areas must receive prior permission by completing and submitting to the management company the Architectural Control Committee application form attached below:
