Dues

HOA dues are $340 per month.  This may seem a little higher than other communities for two reasons: 1) The cost of fiber optic High Speed internet service (a $75/mo value) is included in the monthly fee;  2)  Included is $44/mo charge,  which is being collected to fund a special repairs account for the berm construction and repairs of buildings L & M, which were affected by earth movement.  (see the  "Buildings L & M"  section for more info).    A detailed copy of the current budget can be found in the "Financial" section.  Monthly dues include the exterior maintenance of buildings, streets, and parking, landscaping, and the pool.  All utilities (except electricity) are included, as well as property insurance, high-speed internet, pest control, and other items listed on the budget.   Contact the management company for a copy of the most recent financial reports.

Buildings L & M Update

Over the past 30 years, buildings L & M, comprising a total of 20 units, have experienced some movement due to a 400-foot-wide, slow-moving section of earth.  In 2011-12, the City decided to condemn the two buildings, and residents were forced to vacate.   An attempt was made to halt the slide by constructing an earthen berm in 2013.  After years of testing, it appears that movement of the buildings has stopped, but it remains to be determined whether the two buildings can be repaired or whether repairs are financially feasible.   To date, none of the other buildings in Garden South has been affected by the slide, nor experienced serious earth movement problems, other than minor settling or leaning.  Prospective buyers should conduct their own due diligence and inspections to assess the condition of other buildings within the project.  For more information on the two buildings affected by the landslide see the "Buildings L & M" tab at the top of the page or visit www.sglandslide.blogspot.com for more history.  

Amenities

Gardens South is an older community first constructed in 1984.  Although families are welcome, there are no designated parks or play areas for children.  Parking is restricted to two cars per unit, and guest parking is limited.  The newly refurbished pool is provided as the main amenity.  The pool is usually heated from Easter through Labor Day.  Key fobs are available from the management company with a deposit.

Rules and Regulations

Prospective residents should be familiar with the CCR's and other governing documents found on this site.  Typical of most condominium communities people seem to occasionally complain about one of the four "P's":   Parking, Pool, Pets, and People.    Parking is limited to no more than 2 cars per unit and only in assigned spaces or garages.   Guest parking is limited.   Unregistered, inoperative vehicles, or improperly parked vehicles will be towed.   The Pool is closed after 10pm and residents must have an authorized key fob to gain access during the day.  Pets must be kept on leash and picked up after.   No short term or overnight rentals (Air BnB, etc) are permitted.  We asked that all residents be considerate and kind neighbors.   Any concerns or violations should be addressed in writing to the management company.   

Insurance

The HOA dues includes a blanket insurance policy that covers the exterior structure of all buildings.  There is a $50,000 deductible.  Owners are advised to obtain an individual gap policy to cover the deductible portion,  plus coverage for personal property, and any damages that are internal to their unit (i.e. inside walls, plumbing damage, etc.   See more information under the "Insurance" tab above.

Rental Restriction

A rental restriction, recorded years ago, is currently NOT being enforced by the HOA.  Long term rentals are permitted in Gardens South.  Owners are requested to provide the management company with both owner and tenant contact information in the event of an emergency or utility disruption.  Tenants should also review and sign the Rules and Regulations.  Owners are liable for the actions of their tenants or guests who must abide by the CCR's and Rules and Regulations.  No short-term rentals  (less than 30 days), including overnight rentals, are permitted per City Zoning restrictions.  Violators will be fined.
